Pricing your home right is crucial to a quick sale; therefore, I will prepare a comparative market analysis for your home.  The market analysis will be based on sales in the area over the past 6-12 months. This will help us both get a good idea of what your home could possibly appraise for once we secure a buyer. I will be comparing your home to the ones that have recently sold by adding or subtracting for certain features in the other homes. I will make allowances for items such as number of bedrooms and baths, outbuildings, inground pools, attached garages, etc. This along with the price per square foot will get us closer to a good estimate of what your home’s sales price will be.
